Leasing & Application

  • Can I apply online? - Yes, you can. Click here to apply.
  • What are the fees to apply? - There is a $30 application fee for each applicant (18 years of age and older). A separate payment must be submitted at time of application for the security deposit. Once your application is received, you will be contacted with a link to make your application fee and security deposit payments online, or you can bring 2 money orders to the property office.
  • How much is the deposit? - The standard deposit for a 1 bedroom unit is $200. The standard deposit for a 2 bedroom unit is $250.
  • What is the rent amount? - Our rent amounts can be found here.
  • Do you have a move-in special? - Yes! While our specials are subject to change, our current special can be found here.
  • How long does the application process take? - Most applications are processed within 24-72 hours, depending on how quickly all required documents are received.
  • What screening criteria do you use? - We evaluate rental history, background checks and income verification.
  • What is the income requirement? - Gross income must be at least 3 times the amount of the rent. Income is based on a verifiable combined income. Only income sources directly associated with adult applicants will be considered. A minimum of 2 paycheck stubs is required if the employer does not release salary information. Self-employed or fully retired persons must furnish the most recent tax return or other applicable documents for income verification.
  • Do you accept co-signers or guarantors? - Yes! The guarantor must have a gross monthly income of at least 5 times the monthly rental rate, meet all other resident qualifying criteria, and must sign a lease guaranty agreement.
  • What lease terms are available? - We offer 6 and 12 month leases.
  • Can I transfer to another unit later? - Transfers may be available depending on lease terms and unit availability. Contact the office for details.

Move-In & Move-Out

  • When can I move-in after approval? - Move-in dates are scheduled based on unit availability and readiness, but typically most move-in dates can be accommodated (including immediate move-ins).
  • What are the upfront costs to move in? - Move-in specials vary, but generally move-in costs are first month’s rent, security deposit and application fee for all applicants 18 years of age and older.
  • Do you offer move-in inspections? - Yes, a move-in condition form is provided (& should be returned to the office within 72 hours) to document the apartment’s condition.
  • What is the move-out notice requirement? - A 60-day written notice is required. Please consult your lease terms.
  • Are there move-out fees? - Charges may apply for damages, cleaning, or lease-related fees. 

Rent & Payments

  • When is rent due? - Rent is due on the 1st of each month.
  • Is there a grace period or late fees? - Late fees apply after the grace period outlined in your lease.
  • Can I pay my rent online? - Yes, payments can be made online here. Online payments are required for rent and there are a variety of ways to pay. Payments can be made with ACH, debit cards or credit cards.
  • What utilities are residents required to pay?
  • Electricity – The electric provider is Entergy. We will inform them of your move-in date and have the electric service activated in your name.
  • Water/Sewer – Residents are responsible for an allocated share of the water/sewer expense. The monthly mastermeter water/sewer bill for the apartment community is allocated based on the allocation method of average occupancy.
  • Gas – Residents are responsible for gas based on the allocation method of per occupied unit.
  • Trash – There is a $3.75 monthly charge per unit for trash services.
  • Pest – there is a $5 monthly charge per unit for pest control services.
  • Is renter’s insurance required? - Yes, renter’s insurance is required. Our preferred vendor for renter’s insurance is ePremium or you may choose your own provider.

Apartment Features

  • Are the apartment homes furnished? - Our homes are intended for you to add your personalized style so we do not offer furnished homes. If you need assistance, we are more than happy to recommend local retailers.
  • Will there be a washer/dryer in my unit? - Some of our A2, A3 & B1 units come equipped with a stackable washer and dryer. All of our B2 units have full size connections but do not come equipped with a washer and dryer.
  • How large are the bedrooms? - Bedroom sizes vary based upon the unit type but in general range from 96 sf to 191 sf. They are spacious enough to accommodate most standard bedroom furniture. Click here to see our floorplans.
  • Can I put furniture outside my front door? - For safety reasons and overall community appeal, furniture is not allowed in the area outside the front door. However, you are allowed to have patio furniture inside your patio/balcony area.

Pets

  • Do you allow pets? - If so, what are the breed/weight restrictions? Yes. All pets must weigh less than 100 lbs and no aggressive breeds (contact office for restricted breed list).
  • What are the pet fees, deposits, and monthly pet rent? - There is a $150 non-refundable pet fee and an additional $150 deposit per pet. Pet rent is $20 per pet per month.
  • How many pets are allowed per unit? - No more than 2 pets per apartment.
  • Can my friends visit with their pet? - No. Guests cannot bring a pet onto the property. All animals on The Harbour premises must be approved by management.

Parking

  • How many parking spots will I have? - Covered parking spaces are assigned to residents that choose to pay for a specific covered space. Non-covered parking spaces are unassigned and on a first-come-first-served basis.
  • Are there towing policies I should be aware of? - Illegally parked vehicles are subject to towing. Vehicles parked in assigned spots that do not belong to them are subject to towing.
  • Can I have commercial vehicles, trailers, or oversized vehicles? - These types of vehicles cannot be parked on the property.

Amenities & Community Policies

  • Does the property have a fitness center? - Yes, we have a fitness center on-site that is accessible 24 hours.
  • Are residents able to have pool parties? - The pool is open to all residents but will not be closed for private events.
  • How many guests can I have while utilizing the amenities? - You are allowed 2 guests at a time.
  • How are package deliveries handled? - To better serve our residents, we use a third-party service called Parcel Pending. Packages are delivered to the package lockers on-site, the resident is notified and given a code to access their package.
  • Can my friends, children and grandchildren visit? - Absolutely! Please notify the office if you have a guest that will stay with you longer than three consecutive days, with a maximum of seven days. You will also need to accompany your guests at all times when enjoying our amenity areas.

Maintenance & Services

  • How do I submit a work order request? - Residents are encouraged to submit their work order requests online through our resident portal. Work orders can also be submitted in the office.
  • Do you offer emergency maintenance? - Yes, 24-hour emergency maintenance is available.
  • What is your maintenance response time? - Requests are handled promptly, with emergencies prioritized.

Safety & Access

  • Is the property gated? - Yes, controlled access gates are in place.
  • How do guests enter the gate? - Guests and delivery services will dial the resident’s code and the resident will press 9 to let them into the entry gate. (Instructions can be found at the gate entry key pad.)
  • Is there security onsite? - No, there is no security onsite. Please contact the City of Beaumont Police Department for any security issues or concerns.
